For more than eighteen years and across two generations, Prestigious Home Builders has built custom homes in Lafayette and the towns around it: Youngsville, Broussard, Milton, Maurice, Carencro and Scott. Most of that work has been on our clients’ own land, from acreage along the parish roads south of Youngsville to in-town lots in Broussard and family property in Milton. Building on your lot is a different relationship from buying in a neighborhood. You carry the land, your lender and your decisions, and in return you get a home priced on its actual cost, with no lot markup, carrying cost or sales commission folded into it. What Your Lot Decides Before the Plan Does
Every lot in this part of Louisiana carries a few questions that have to be answered before anyone draws a kitchen. We walk the property with you and work through them in order.
Who issues the permit. A lot inside the city limits of Youngsville or Broussard is permitted by that city; a lot outside them, including much of Milton, goes through Lafayette Parish. The rules differ on setbacks, drainage review and inspections, and the answer sets the timeline for pre-construction.
Flood zone and elevation. The flood map determines whether an elevation certificate is needed and how high the finished floor has to sit. That decides how much fill the pad needs, which is often the largest single site cost on a rural lot. Dirt Work, Pads, and Site Prep explains what to expect.
Sewer or septic. In-town lots usually tie into a sewer system. Many lots in Milton and outside Youngsville and Broussard need a septic system sized to the home and the soil, which means a soil evaluation early. Septic vs. Sewer covers the difference.
Drainage, driveway and utilities. Where the water goes when it rains, whether the driveway needs a culvert at the road, and how far electricity, water and gas have to travel to reach the house all go on the budget as their own lines. None of them is a surprise if the lot walk happens first.

Most families start from one of the plans in our Build On Your Lot library, which runs from compact single-story cottages to two-story homes with a bonus room and a three-car garage. Every one of them has been built at least once, so the proportions, the ceiling heights and the way the rooms connect are proven rather than theoretical. Any plan can be changed to fit your lot and your life: a wider porch to face the view, a flipped garage for the driveway you already have, an office where a formal dining room was drawn. And when nothing in the library is quite right, we design from the ground up with you. The process is the same either way, and so is the pricing.
What the Budget Looks Like With Cost-Plus
Before construction starts you receive a line-item budget: the site work priced for your ground, the structure, and an allowance for each finish category (flooring, cabinets, countertops, fixtures, appliances, trim) that you select against as the build goes on. Our builder fee is a stated line, not a markup hidden inside the others. During the build you see the actual invoices, and any savings are yours. The Order Things Happen
First, a conversation and a walk on your lot. Second, the plan: one of ours, customized, or designed from scratch. Third, the budget with allowances, reviewed together before anything is signed. Fourth, pre-construction: survey, soil evaluation, flood and elevation paperwork, permits and utility applications, the stage we lay out in What Happens Before Construction Starts. Fifth, site work and the pad. Then construction, with selections made at the points in the schedule where they are needed, walkthroughs at framing and before finish, and a final walkthrough before you move in. Questions We Hear From Lot Owners
I have not bought the lot yet. Can you look at it with me first?
Yes, and we would rather you ask before you close. A short visit tells us what the pad, the drainage and the utilities will take, and whether the plan you have in mind fits the ground. It is the cheapest hour you will spend on the whole project.
Do you build in Milton and the rural parts of the parish?
We do. Rural lots usually mean a septic system, a culvert at the road and a longer utility run, and those simply become lines on the budget. The parish, rather than a city, issues the permit.
Can I use my own plan or an architect’s drawings?
Yes. We build from your plans, our plans or a design we create together. If your drawings need adjusting for the lot or for cost, we work through that with you before the budget is finalized.
