We use both, depending on the project. We’ll recommend the best structure based on scope, selections, and market conditions — and walk you through the pros and cons of each.
Architectural plans (if applicable), permitting, site prep allowances, structural shell, interior finishes per your selections, and standard utilities. We’ll provide a detailed spec sheet so there are no surprises.
It’s helpful to have pre-approval in place. We can coordinate with your lender on a construction-to-permanent loan and provide the documentation they need.
We guide you through curated selections — cabinetry, appliances, tile, lighting, hardware — balancing timeless aesthetics with daily livability. Selections and approvals live in the client portal.
Absolutely. We’re happy to collaborate with your team or recommend trusted local partners familiar with PHB’s standards and process.
Yes — BOYL is a core service. We’ll evaluate access, trees, setbacks, utilities, drainage, and elevation to confirm feasibility and budget impacts.
Yes. We can coordinate with local realtors and review potential lots for build suitability before you make an offer.
We provide a standard builder warranty with defined coverage periods for workmanship, systems, and structural items. You’ll receive documentation at closing and access to submit claims via the portal.

Most builds run 8–12 months depending on size, complexity, selections, weather, and permitting. We’ll provide a milestone schedule early and keep it updated.
Weather, material lead times, late selections/changes, and utility connections are the most common factors. We flag risks early and offer options to keep momentum.
